Applicant FAQ

This FAQ is for people who are interested in applying to rent one of our properties. 

How do I apply for a property?

After you have attended a showing at a property, you will receive an automated email with the subject, 'Thank you for visiting'. The application link is included in that email. You can also click here to apply.

Please note...we do not accept applications for properties without a showing first!

Can I apply without scheduling a showing?

A showing, whether virtual or in person is required before an application can be submitted.

What are your requirements?

We take a big picture approach to approving applications. The most important factors are on time payments to current landlord and the combined household gross income (before taxes) must be at least 3x the monthly rent.

How do you handle maintenance?

We have a full-time maintenance coordinator and an after hours emergncy team.

How do I pay the rent?

Your application, lease and rent payments are all handled online via our portal. We accept electronic payments only. Rent may be paid via direct debit from a checking or savings account of via credit card for an additional processing fee.

Are there any reasons I might not like working with the Prosperity Homes Team?

We are a small company so to maximize the level of service we provide, we communicate primarily via email and text. Written communication is more efficient and provides a reference point for later. If you are a phone person, you may find working with us challenging.

Once my application is submitted, how long will it take to process?

This varies by property and applicant but can take from 2 business days to 5 business days on average. One thing you can do to speed the process along is to make sure your current landlord is ready and willing to provide a reference as soon as possible.

Are utilities included in the rent?

For 99% of our long term tentals, the tenant pays all utility costs.

Will I know upfront how much the utilities are?

PEPCO and BGE allow you to call and ask for the average of the bill for the last 12 months. We do not usually have this information on file.

Who determines the application that is approved?

The owner has the final say on which application is approved. The owner is most likely to pick the most qualified applicant who can move in the fastest.
